A door frail patients could open — and staff could trust

Physical therapy practice · Upper East Side · Manhattan

The entrance door wouldn't shut, the paddle was too stiff for elderly patients, and the electric strike was broken — leaving staff exposed. We rebuilt it end to end.

01 · The situation

A physical therapy practice on the Upper East Side, serving older and frail patients, had an entrance door failing on two fronts at once. It wouldn't shut properly, and the push paddle had grown so stiff that patients struggled to open it — a real problem when your clients have limited hand and arm strength. Worse, the electric strike was broken, so the door couldn't lock: anyone could walk in, which left the staff feeling unsafe.

02 · What we weighed

Two needs had to be met together, and they usually pull against each other: the door had to be secure enough that staff controlled who entered, but light and smooth enough that a frail patient could open it unaided. Patching one part wouldn't fix a door failing in this many places, so we planned a full rebuild — closer, hinges, strike, handle, latch, and the threshold itself — specified around both easy operation and reliable locking.

03 · The solution

We replaced the old door closer and the hinges, installed a new Mul-T-Lock electric strike so the door locks and buzzes open on command, swapped the stiff push paddle for a new Assa Abloy handle that operates with far less effort, and replaced the old locking mechanism with a new Adams Rite latch. We also removed the door saddle and poured fresh cement to set it sturdy and level, so the door sits and closes correctly. Total for the full rebuild: $5,400.

04 · The outcome

The door is fully functional again — it closes on its own, locks reliably, and opens with a light touch. Staff have their security back, and patients can come and go comfortably without fighting the door. Safe for the people who work there, accessible for the people they care for.
